The Buying Process

What are the most important steps in making the right decision to become a home owner?

1. Wants and Needs

Make a list of your wants and needs and decide the really important ones.

2. Pre-Approval

This is a very important step. Contact your mortgage broker to find out the amount of mortgage you will be approved for.

3. Contact A Realtor

I will help you to get information on properties that best suit you and set up a time for you to go and physically tour some homes.

4. Market Evaluation

When we find a home that best suits you, I will prepare a Market Evaluation. This is a list of all the homes currently on sale, homes that recently sold and some homes which expired. This helps determine if the price the seller is asking is reasonable in today's market.

5. Offer

When time comes to write an offer it has, among other things, the price you are willing to pay, the dates you want to pay and move in, the subject conditions(financing, inspection, etc.) and the things you want included in the price.

6. Negotiate

I will work on your behalf to help you negotiate the best price possible by taking your offer to the Listing Realtor and present your offer.

7. Fulfill

Once you have agreed on terms and conditions in the contract and have accepted offer it's time to work on fulfilling the obligations in the contract. You might hire a Home Inspector or have the home appraised by the financial institutions, etc. When the obligations are fulfilled you must sign a subject removal making the home yours!

8. Lawyer/Notary

Now it's time to choose a lawyer or Notary Public to do your conveyance. This is when the tittle to the property is transferred into your name.

9. Get Ready to MOVE

You will move into your property at 12 PM on the possession date. While you are waiting you will need to have all your utilities and insurance put on the property.

10. Move In

Now it is the exciting time. On the assigned day you can physically move into the property. This is the day you have been waiting for. Welcome to your new home and ENJOY!
